Step I: Determine which TYPES of application do you want to submit

  1. Agriculture Subdivision - i.e. each of the subdivided lot has a minimum of 4047 sq.m. (1 acre   upon subdivision.

  2. Residential Subdivision - with area of less than 4047 sq.m. (1 acre) of 4 units or less of 2-storeys detached house.

  3. Subdivision of any other uses and residential uses exceeding 4047 sq.m. (1 acre) in area. 

 

Step II : How to submit application? 

For Step I a and b above, an applicant has to:

1.   Purchase Form Q, cadastral plan, extract of title from the Divisional office of Land and Survey Department, in the

      Division where the land under subdivision is located; 

       

2.    Prepare plan of subdivision to scale in accordance with State Planning Authority's (SPA's) plan format, showing

      the manner of subdivision, building setbacks, roading pattern wherever relevant.

3.  Obtain consent of caveator if applicable; 

 

4.   Submit the following to the Divisional Superintendent of Land and Survey (of the Division where  the land is situated),

      with the payment of submission fees:        

  • Form Q in triplicate, one of which must be original;

  • 6 copies of plan of subdivision or development of land or building; 

  • Consent of caveator(s) in triplicate, if applicable; 

  • Cadastral plan of the area in triplicate; 

  • Cadastral plan of the area in triplicate; 

  • Letter(s) of Authorisation in triplicate if relevant. 

 

Alternatively:

Commission a consultancy firm (of "Qualified Person") whereby the consultant will do all the above for a fee. 

 

For Step I c above, it is by requirement that all applications under this category have to be submitted by Qualified Person(s)  registered with the State Planning Authority (SPA). The applicant/landowner should consult such a person for details.
